Asset Manager

Role Overview

Asset managers are professionals responsible for managing property portfolios on behalf of private or corporate clients. They generally report to the company's investment director or asset management department. The Asset Manager's role is to achieve asset value objectives using efficient rental, technical and financial management. In this way, they help to maximise the value of a property.

After several years' experience, an asset manager may be promoted to head of an investment department within a property company, become an institutional investor or head up an investment department with a marketer. In the long term, a career move to the property management of a major owner is also a possibility.

There are plenty of job opportunities for Asset Managers  because the property sector is still recruiting. Candidates have access to well-paid jobs in real estate companies, estate agencies or management companies.

To work as an Asset Manager, you need a Master's degree (Bac +5). Asset managers need a solid grounding in financial analysis, negotiation and property law, as well as an in-depth knowledge of the regulations in force.

Main Responsibilities

Asset Managers are responsible for managing and optimising their clients' or their company's property assets. He assesses the value of the property and implements a programme of arbitration and asset disposal. They also draw up an asset strategy that includes making the most of the assets.

To achieve these objectives, the Asset Manager draws up a business plan for each property in the portfolio, taking into account budgetary constraints. This involves analysing the performance of the properties in order to make and implement arbitration decisions. The professional is responsible for managing the sale of arbitrated properties, negotiating and finalising disposals or acquisitions. They must provide clients with regular reports on their activities.

The Asset Manager prepares and presents dossiers to the relevant investment committees, particularly with regard to commercial strategy. This includes acquiring assets and renewing tenants or leases. They are also responsible for managing the sale of property assets. They are also responsible for coordinating due diligence procedures. He or she must keep an eye out for investment opportunities by maintaining good relations with contacts who can "source deals".

  • A skilled negotiator: Asset Managers are in direct contact with owners, investors and other players in the property market. They must therefore be able to negotiate the right investment conditions, whether for the acquisition or sale of property.
