The Property Expert's job is to assess the value of a property. This professional is a diagnostician who analyses the elements relating to a home, farmland, business, goodwill, etc. They can intervene in a legal context or on request, and offer services to private individuals. Institutional investors such as banks, pension funds and insurance companies can also call on his services.
Unlike an agent, a property valuer must remain impartial. They have no commercial interest in the property transaction process. However, the result of his analysis has a major influence on the sale price. To ensure the credibility of his valuation, he uses specific valuation tools. To offer a rigorous property valuation, the specialist visits the property beforehand. This professional is also involved in a range of other tasks, such as: the enhancement study, feasibility study for a property project, foward-looking analysis.
A Property Expert also draws up valuation reports. These come in three formats: the detailed valuation report, the summary version and the valuation certificate. This professional draws up a signed and dated conclusion in the property valuation expert's charter.
