Real Estate Agent

Role Overview

The Real Estate Agent is halfway between that of a sales agent and that of a property negotiator, and is carried out on a self-employed basis. These agents receive a mandate, usually from an estate agency, to act on its behalf in relation to a specific property project. In practice, their role is to sell properties and find buyers for the properties entrusted to them. They may also be entrusted with property rental projects.

The remuneration of a Real Estate agent is variable and depends on the contract they have drawn up with the principal or the estate agency. Fees may vary according to the principal's monthly turnover and the commissions awarded on supervised transactions. As independent agents, they are free to set their own sales and rental targets.

Unlike some other professions in the sector, the status of "Real Estate agent" does not require you to hold an estate agent's professional licence. In fact, independent contractors are covered by the estate agency to which they belong or the Carte professionnelle of the estate agent network. In the long term, a Real Estate agent can progress to the position of estate agent and open his or her own estate agency.

Main Responsibilities

The Mandataire Immobilier profession has the same remit as a commercial real estate agent. These independent professionals rely on their network, skills and qualities to secure sales mandates and conclude acquisitions.

On a day-to-day basis, it :

  • canvasses by e-mail, telephone or door-to-door to obtain mandates and find properties for sale or rent; manages and promotes properties, for example by distributing property advertisements;
  • carries out site visits to estimate the value of the property for sale or rent;
  • takes care of the legal documents and diagnostics needed to put together the offer; talks to the sellers, not forgetting to explain its sales strategy;
  • approach potential buyers who meet the characteristics required by the principals and the needs of the property;
  • prepare the sale (gather documents, organise visits, etc.) ;
  • supervises property transactions;
  • drafts the various deeds (rental lease, sales contract, etc.);
  • acts as a conciliator in the event of deadlock during the sales process.

All parties involved in the sale (tenants, vendors, lessors, buyers, etc.) can also seek advice from estate agents.

Competencies & Skills

 

  • Knowledge of property law and commercial law: being an estate agent requires in-depth commercial and legal knowledge to secure sales and therefore remuneration.
  • Knowledge of asset management: whether they have legal training or not, self-employed entrepreneurs must have a good grasp of rental and property management, as well as property taxation.
  • Mastery of sales techniques and the art of negotiation: this includes the ability to prospect for customers, new buyers, new mandates and sales contracts.
  • Ability to value a property: to help owners get to know their property better and to help buyers avoid any surprises. Estate agents must be able to analyse the characteristics of the property for sale or rent, such as its surface area and the facilities available.
  • Keeping abreast of property market trends: knowing the property market in the town or city where they are based enables agents to estimate the value of the property effectively and propose an appropriate selling price. It also enables them to come up with the right arguments when negotiating. Agents often specialise in specific types of business (restaurants, bakeries, pharmacies, etc.). This makes it easier to study the feasibility of the property project when examining the budget, loans, projected costs, etc.
