Real Estate Negotiator

Role Overview

A Real Estate Negotiator is a salesperson who works in an agency or on a freelance basis. Their main role is to assist property sellers with all the steps involved in the transaction. To do this, they regularly canvass for sales mandates. They need to be on the lookout for businesses, flats and houses on the market.

As an intermediary between sellers and buyers, the negotiator is involved in the sale or purchase of property, and may also be responsible for rental management. With a perfect knowledge of the local market in which they operate, sales representatives are responsible for arguing with customers and using their negotiating skills to persuade them to conclude the sale.

A property negotiator's day is very full, because as well as prospecting, he or she is responsible for evaluating and promoting the property, drawing up the mandate and carrying out visits. The job of a Property Negotiator involves estimating the value of a property, by analysing features such as surface area, number of rooms and equipment. The professional then negotiates the price with his clients and takes the necessary steps to obtain the mandate, with the client's agreement.

The Property Negotiator looks for potential buyers. They highlight the assets of the property to maximise its chances of sale and create advertising campaigns to promote it. They then draw up a presentation file for the property.

As an advisor, the Property Negotiator assists clients by providing information on the regulations and laws governing the property sector. They organise visits to properties for customers and, in some cases, manage their letting.

  • Legal knowledge: the property sector has a significant legal framework. Negotiators need to know the law in order to bounce back in the event of a dispute or error. This will also enable them to draw up certain documents, such as the pre-sale contract, the deed of sale and the preliminary sales agreement, as they should.
